This is the sixth and final blog on “New Construction” communities in the Venice area on Florida’s Suncoast. I have more to say on the differences of each community and information not so easy to come by from community sales personnel. A good reason to have your own REALTOR®. Overall, The West Villages, Florida was in the top 5 US Master-Planned Communities for the 2nd straight year. Selling 992 homes. The 2017 report by industry leader John Burns Real Estate Consulting places West Villages’ among elite master-planned communities across the country.
West Villages has a two-year sales total of 1,840 homes from its seven (7) communities and the popularity seems to keep growing. 2018 has two additional communities by D.R. Horton and M/I Homes.
Master-planned communities hit sales records across the country this year with a 20 percent jump in sales over 2016’s numbers. The top 50 master-planned communities in the country sold more than 28,000 homes last year – a 4,000-home sale jump from the previous year.
West Villages, located between the cities of Venice and North Port in Sarasota County, saw significant events pushing growth in 2017. The groundbreaking of a new Spring Training complex for the Atlanta Braves and Mattamy Homes introducing its new Renaissance community were two major steps forward for the community. Two new communities recently announced openings – The Preserve and Oasis
D.R. Horton in The Preserve, is actively selling homes with models available now. 5 floorplans range from 1,500 to 2,500 sq ft, or choose the simplicity of living in a luxury Twin Villa – all with maintenance free living, offering scenic preserve and lake views. The Preserve offers a Clubhouse with a fitness center, resort style pool, bocce, and Pickelball Courts! Priced from low $200,000’s to $350,000.
M/I Homes is the developer of Oasis. A large family-owned business founded in Ohio in 1976 with over 100,000 homes to its credit. Homes in Oasis sit on 60 and 70-ft wide homesites amongst a nature reserve space, and will enjoy groomed walking paths, tranquil ponds, and a community pool. The homes will range from 2,100 to more than 4,000 sq ft, and feature tile roofs, three-car garages, outdoor living, and open floor plans for easy living. They come with the latest features, and all have a long list of upgrades and options available. Priced from $350,000. Expect models to be available within the next 3 months.
These newest neighborhoods of Renaissance, The Preserve andOasis join Grand Palm from Neal Communities, Gran Paradiso from Sam Rodgers Homes and Lennar, IslandWalk by DiVosta and Sarasota National by WCI. The seven neighborhoods offer buyers a wide variety of floorplans, amenities and prices, all in a desirable coastal area. Residents can play pickleball, tennis or golf or they can volunteer or participate in community events or they can do absolutely nothing. This is the essence of the “Life Your Way” model.
