Purchase & Sale Agreement

Once all due diligence and inspections on the home are completed and both parties agree to move forward with the final sale, attorneys draft the PURCHASE & SALE AGREEMENT from all terms in the prior contract to purchase. It is “executed” or signed by both parties and the buyer provides a second deposit to be held in escrow by us as your listing agent until closing. 

This is a BINDING CONTRACT and all parties fully expect the transaction to proceed to its closing. Our job is to monitor all legal dates and deadlines – ensure the buyer obtains their MORTGAGE COMMITMENT and we arrange for smoke/CO2 inspections and the Title V septic inspection to be completed if necessary and if not done earlier in the process.
