PRICING is the most important factor to selling a property – underscored for the current market.  A properly priced home will attract the right buyers within the first 3 weeks on market.  A STRATEGY of pricing higher and reducing the price is what is called “chasing the market” down.  And the longer a home is on market; buyers will question why it hasn’t sold regardless if you finally arrive at the correct price.
