The West Villages land has a history that included cattle and agriculture. Ranching began here in the 1930s. And at one time orange groves as well as fields of watermelon and more recently, hay was farmed.

In May 2014, a partnership invested close to $100 million to purchase approximately 9,600 acres that represented the remainder of the former Berry and Taylor family ranch. The partnership that purchased The Ranch included Mattamy Homes, North America’s largest private home builder, and locally owned Vanguard Land, one of the region’s premier and well respected land developers.

This area has a rich history of respect for the land and caring for the environment. This will continue in perpetuity. And if recent success is a portent of what is to come, this area will be one of the most dynamic and enjoyable areas on Florida’s Suncoast in which to live.

    In 2017, the West Villages is the 4th largest selling master planned community in the U.S. Located between the Myakka River and the Gulf of Mexico.     The master planned community will build out to about 23,000 homes and 3 million square feet of commercial space as well as parks, greenways, lakes and recreational space over the next 30 to 40 years. Prices start in the mid $200’s to over $650,000 for larger homes and specific lots.

      The Atlanta Braves have just signed a contract for a new spring training facility opening for the 2019 season. All built on West Villages land. (See map)

    Unlike the north and south master planned communites of Lakewood Ranch in Sarasota and Babcock Ranch in Punta Gorda near Ft. Myers, The West Villages is just minutes to Manasota Beach, Caspersen Beach, Venice Beach, or Nokomis Beach. In addition to the planned town center, The West Villages is just 15 minutes to downtown Venice and it’s quaint and inviting street life with restaurants, art festivals and theatre.

    The West Villages Improvement District was created by an act of the Florida Legislature to ensure proper planning and development of this strategic tract of land.
